Location
The East Gate development is located in Loudon County at the newly completed intersection of Route 50 and Tall Cedars Parkway. Considered as the gateway into Loudon County and only five minutes south of Dulles International Airport, the project will spur more development in the vicinity and help Route 50 develop into a more welcoming and attractive corridor.
Description
The East Gate Planning District comprises 330 acres. In partnership with a local developer, Atapco assembled 170 of these acres and rezoned 130 acres to incorporate 600 townhome and condominium residential units and a 155,000 square foot Harris Teeter anchored retail development.
Approximately 500,000 square feet of Class A office space will be developed at the site. The Harris Teeter anchored shopping center, consisting of in-line spaces and multiple pad sites, opened in October 2009. Additionally, a national homebuilder purchased the residential development rights and a national hotel chain will bring its top full service product to East Gate.
Features
East Gate Marketplace and Commerce Centers I, II and III, the commercial core of the East Gate Planning District, will incorporate architectural design guidelines along with pedestrian scale streetscapes and storefronts, comprehensive signage, naturalized buffers, as well as outdoor seating and landscaping. The Marketplace building is registered with the U.S. Green Building Council and is Gold LEED certified, with sustainable design elements that will allow energy savings of over 15% as compared to a conventional retail strip center.
Additional features also include high performance building shell design, signature signage opportunity, excellent access and visibility to Route 50, immediate access to amenities and a park like setting that lends to the environmentally friendly “walkable” feel of the dynamic East Gate community.
